Free channel manager — Airbnb and Booking.com calendars in step, ₹0

Calendars kept in step both ways through iCal links, read every 15 minutes, with the database refusing to give one room to two bookings — and honest arithmetic for the sites it does not sync with.

Free for everyone · ₹0 · no card · opening offer, until further notice · we do the setup

Nivasik’s channel manager is free for everyone — ₹0 under an opening offer, until further notice. It keeps your calendar in step both ways with Airbnb and Booking.com through iCal links, read every 15 minutes, and the database refuses to give one room to two bookings that arrive together.

It does not push rates or room counts to MakeMyTrip, Goibibo or Agoda: those need a signed connectivity agreement with each, and none is in place.

What it does

  • Calendars both ways: paste a platform’s calendar link into Nivasik, and give the platform Nivasik’s link. Their bookings block your rooms; yours block their dates.
  • Read every 15 minutes, and at once when someone presses “Read their calendar now” — with every read, every booking imported and every failure in a log.
  • First come, first served, enforced by the database for every way a booking can arrive — the desk, your booking page, a calendar feed: a room type’s nights are counted under a lock before a booking is written.
  • An overbooking is flagged, never dropped: a feed booking that finds no room left is kept, marked, and put in front of the owner with an urgent request — because no travel site lets software cancel a confirmed guest.
  • Checked-in guests are never moved by a feed, and nothing is deleted whatever a feed says.
  • A commission register per channel, and a parity sheet with the price to list on each site so what reaches you is your own rate.

The parity sheet in one line

List price = your rate ÷ (1 − commission). A ₹3,000 room on a site that keeps 18% is listed at ₹3,659 so that ₹3,000 reaches you. The sheet works this out per room type for the next 30 nights, for every channel you add — including the ones Nivasik does not sync with, whose prices you then type into their extranet.

What it does not do

Said plainly, before you start

  • Channel manager: two-way iCal calendar sync with Airbnb and Booking.com, a commission register and a parity sheet. It does NOT push rates or inventory into MakeMyTrip, Goibibo or Agoda (that needs a signed connectivity agreement with each).
  • A booking imported from a calendar carries dates, not money: add the rate in Bookings to count it in revenue.
  • Calendar feeds are read on a schedule, not instantly, so a booking made on two sites within the same few minutes can still collide — and is then flagged.

Other free ways to do this, and what they cost

Nivasik is not the only free way to do this. Each of these is worth knowing, and each has a cost that is not on a price list.

A spreadsheet

Free, flexible, and good for a list one person keeps. It struggles when three people edit it on three phones, when a formula is typed over, or when you need to know what it said last Tuesday.

Blocking dates by hand on each site

Free, and it works for a few rooms on two sites when someone remembers every time. One forgotten block is a guest at the door with nowhere to sleep.

Questions people ask

Is there a free channel manager?

Nivasik’s channel manager is free for everyone at ₹0, as an opening offer until further notice. It syncs calendars both ways with Airbnb and Booking.com through iCal, read every 15 minutes.

Does it work with MakeMyTrip, Goibibo and Agoda?

Not for sync. Pushing rates and room counts to them needs a signed connectivity agreement with each, which is not in place. Their commission still goes in the register, and the parity sheet gives the price to type into their extranet.

How often does it sync?

Nivasik reads Airbnb’s and Booking.com’s calendars every 15 minutes, and at once when you press “Read their calendar now”. They read Nivasik’s on their own schedule.

What happens if a room is booked on two sites at once?

The database gives the room to the first booking. A later booking from a calendar feed is kept and flagged as an overbooking with an urgent request, because no travel site lets software cancel a confirmed guest.

Is iCal sync a full channel manager?

It is the simplest kind: calendars only. A full channel manager also pushes rates and room counts through connections each site certifies; Nivasik does the first and not the second.

Run your own place on it, free. It is ₹0 for everyone.

We do the setup with you — your rooms, menu or stock list, your staff and your prices — in about a day. No card, and nothing to pay while the opening offer runs.
