Nivasik is hotel management software made in India for independent hotels of roughly 20 to 80 rooms. It runs the front desk (reservations, check-in, folios, GST invoices, night audit), guest requests from a QR sticker in each room, housekeeping and maintenance, the restaurant or bar as a POS outlet, and staff, salaries and expenses — all on one ledger in rupees.

A day at a forty-room hotel

Times are illustrative; the order is how a hotel day actually runs.

  1. 06:00 — a quarterly AC service falls due and its ticket reaches maintenance before breakfast.
  2. 08:30 — yesterday’s departures are marked dirty in one tap; housekeepers take their floors on their phones.
  3. 11:00 — check-outs settle: the nights post themselves, the restaurant’s charges are already on the folio, and the GST invoice is issued from the bill.
  4. 14:00 — check-ins: ID documents on file, folios opened, a deposit taken from the walk-in.
  5. 20:30 — a table in the restaurant charges dinner to Room 305; the bar’s takings stay in the bar’s own outlet.
  6. 23:45 — the night audit closes the day; the day book shows cash, UPI and card in, and what went out.

When you own more than one hotel

Each property keeps its own address, its own staff and its own data, and the database itself keeps one property’s rows away from another’s — not an app setting someone can switch off. One login can hold several properties, but only by being attached from inside each one, and it asks which property to open rather than picking one silently.

From three properties, the Group plan is ₹2,499 per property with one invoice for the group and setup at each. What does not exist yet is a single screen that adds every property together; today you switch between them.

What it does not do

Not included, said plainly

  • No payment gateway: payments are recorded by method, and card payments go through your own machine.
  • Channel sync is iCal with Airbnb and Booking.com; rates are not pushed into MakeMyTrip, Goibibo or Agoda.
  • Guest messages open WhatsApp, SMS or email with the text ready; they are not sent automatically.
  • Invoices are GST invoices, not e-invoices, and returns are filed by your accountant from the exported GSTR-1 data.
  • Hotel screens need the internet, and there is no door-lock integration.
  • Foreign guests’ Form III is submitted by the hotel on the Bureau of Immigration portal; Nivasik keeps the register it is filled from.

What it costs

Core is ₹2,999 per property a month for the request queue, rooms and QR codes, staff and reports (up to 40 units). Pro is ₹4,999 for up to 80 units and adds the whole front desk, billing, GST invoices, housekeeping, maintenance schedules, expenses and inventory. Group is ₹2,499 per property from three properties. Each restaurant or bar is ₹1,499 per outlet.

Which software is used in hotels in India?

A hotel’s front desk runs on a property management system (PMS), often beside a separate POS for the restaurant and spreadsheets or chat for everything else. Nivasik puts the PMS, the restaurant POS, guest requests, housekeeping, staff and expenses on one ledger.

How much does hotel management software cost in India?

Nivasik charges one flat price per property: Core ₹2,999, Pro ₹4,999, or Group ₹2,499 per property from three properties, a month. There are no per-guest fees and no setup fee, and every plan starts with 45 days free.

Can a hotel of ten or twelve rooms use it?

Yes. Core and Pro are priced per property, not per room, with limits of 40 and 80 units, so a small hotel pays the same flat price and uses as much of it as it needs.

Can I keep my current PMS and add Nivasik for requests?

Yes. Core runs guest requests, housekeeping-style tickets and maintenance alongside whatever PMS you already trust.

Does it issue GST invoices for hotel stays?

Yes, with consecutive numbers, SAC codes and CGST plus SGST or IGST, built from the bill. It does not generate e-invoices or file returns.

Who does the setup?
