For offices and coworking
Facility management software for offices and coworking spaces
The washroom on the third floor, the pantry that is out of water, the meeting room whose screen will not connect — each one a request with an owner and a clock.
Free for 45 days · no card · we do the setup
Nivasik runs the facilities side of an office or coworking space: a QR code on every washroom, pantry and meeting room turns a complaint into a request that reaches the right person’s phone with a target running and escalation if it is missed. Behind it sit an asset register with maintenance schedules, stock for the pantry, a vehicle register and reports per person.
It starts at ₹2,999 per site a month (Core, up to 40 spaces), free for 45 days.
An office’s own words and categories
Nobody in an office is a guest, and no washroom is a room. The screens say so.

A QR on every washroom, pantry and meeting room
- Scan — anyone points a phone camera at the sticker; no app and no login.
- Say what is wrong — washroom not clean, pantry out of water, projector not working.
- Route — the request reaches housekeeping, the pantry team or IT by category, on their phones.
- Clock — each category has its own targets; a washroom complaint is measured in minutes, not hours.
- Escalate — a missed target goes to the facility manager, and it shows in the week’s reports.
What a facilities team keeps
Assets and service schedules
ACs, water dispensers, coffee machines and furniture as assets with a history, and service schedules that raise their own tickets.
Read more →Pantry and supplies
Tea, coffee and tissues as stock you count; a heater or a projector as an item you follow.
Read more →Vehicle register
Every vehicle by plate, owner name and phone — staff, visitor, vendor or resident. Type a plate however it is written and it is found.
Staff and reports
Housekeeping, maintenance and security each with their own login; response and resolution times per person.
Read more →Why a clock beats a feedback form
A feedback form on a washroom door collects opinions; nobody owns them, and by the time someone reads the dashboard the floor has been dirty for a day. A request with an owner and a target is different: one named person is responsible from the moment it is raised, and a miss is visible to the facility manager while it is still happening.
The same queue works for anything a building produces — a flickering light in a corridor, a jammed printer, a spill in the lobby — without anyone having to call the facilities desk and hope the call is written down.
A facilities day
- 08:00 — the housekeeping round starts; on Pro, washrooms and public areas sit on the board with their state.
- 10:15 — a third-floor washroom request reaches housekeeping and is resolved inside its target.
- 12:30 — the pantry runs out of water; the request goes to the pantry team and the supply is reordered from the low-stock list.
- 15:00 — the quarterly AC service raises its own ticket and the vendor visits.
- 18:00 — the week’s report shows response and resolution times per person and per category.
What it does not do
What it is not, for an office.
Not included, said plainly
- It does not book meeting rooms or desks, bill coworking members or manage visitor passes.
- It does not read sensors, footfall counters or building-management systems; every request comes from a person or a schedule.
- The full-screen alert that rings through a silent phone is on the Android app only.
- Each site is separate; there is no single screen yet that adds several sites together.
What it costs
Core at ₹2,999 per site a month covers up to 40 spaces with requests by QR, targets per category, escalation, staff, reports and the asset register. Pro at ₹4,999 adds preventive maintenance schedules, inventory, vendors and expenses for up to 80.
Questions people ask
How does a QR complaint system work in an office?
Each washroom, pantry or room has its own QR code. Scanning it opens a short form that already knows the location; the request goes to the right person’s phone with a target running.
Can we track washroom cleaning?
Yes. Every complaint about a washroom is a request with an owner, a target and a timestamp, and on Pro the washrooms also sit on the housekeeping board with their cleaning state.
Does it manage meeting room bookings?
No. Meeting rooms can raise requests — a broken screen, a dirty table — but booking rooms or desks is not part of Nivasik.
Can we keep a register of vehicles?
Yes. The vehicle register holds each vehicle’s plate, owner and phone, and finds a plate however it is typed.
What does facility management software cost?
Nivasik is priced per site: ₹2,999 a month on Core for up to 40 spaces, or ₹4,999 on Pro with maintenance schedules, stock and expenses. The first 45 days are free.
