Nivasik’s software for homestays, guest houses and hostels is free for everyone — ₹0 under an opening offer, until further notice. One person can run the whole place from a phone: bookings, check-in with the guest’s ID kept on file, the bill, the rooms or dorm beds, the calendar with Airbnb and Booking.com, and the requests a guest sends from a QR in the room.
A room or a bed is priced per night, and every module is unlocked from day one. There is no card to give, and we set it up with your rooms.
Built for a small place
- Rooms and dorm beds: a hostel sells a bed, not a room, and each bed has its own QR and its own night.
- Run from a phone, in English or Hindi, by the person who also makes the breakfast.
- Check-in with the ID on file: the guest’s document kept as an image in a private store, not only a number typed into a box — and the police register and Form C details for foreign nationals.
- The bill that settles: the nights post themselves at check-out, a discount needs a reason, and a balance can stay open instead of being hidden.
- Without a GST registration, no GST: the bill is a plain bill with no tax, and nothing proposes a rate you cannot charge.
- Your own booking link for Instagram and WhatsApp, quoting your calendar, paid at the property.
- Airbnb and Booking.com calendars in step, read every 15 minutes, so a room sold on one is closed on the other.
- Guest requests from a QR in the room — towels, hot water, Wi-Fi — each with one owner and a clock, instead of a phone call at midnight.
- Housekeeping: which room is clean, dirty or being done, on one board.
Foreign guests, said plainly
A property that hosts a foreign national files Form C — now Form III — with the Bureau of Immigration, within 24 hours of arrival and of departure. Nivasik keeps the register and every detail the form asks for, from the check-in; the property files the form itself on the government portal. Read the Form C guide for what the rules require.

What it does not do
Said plainly, before you start
- Booking page: bookings are pay-at-the-property. There is no card payment / payment gateway (that needs the property's own Razorpay/PayU/Cashfree account and KYC).
- Channel manager: two-way iCal calendar sync with Airbnb and Booking.com, a commission register and a parity sheet. It does NOT push rates or inventory into MakeMyTrip, Goibibo or Agoda (that needs a signed connectivity agreement with each).
- Police register and Form C / Form III: Nivasik keeps the register and the details; it does not submit Form III to the Bureau of Immigration portal itself (the property files it, within 24 hours of arrival and of departure).
- Hotel check-in, check-out and invoices need the internet.

A notebook and a calculator
Costs almost nothing and works in a power cut. What it costs is time: every total is added by hand, nobody away from the desk can see it, and an entry can be changed later with nothing to show it was.
A spreadsheet
Free, flexible, and good for a list one person keeps. It struggles when three people edit it on three phones, when a formula is typed over, or when you need to know what it said last Tuesday.
A WhatsApp group
Free and already on every phone, which is why so many small businesses run on one. Messages scroll away, nobody owns a request, and there is no clock and no total at the end of the day.
The booking sites’ own apps
Free, and fine for the bookings that came through each site. They do not know about your walk-ins, your bills or each other, and each shows only its own share of the house.
