Nivasik’s hotel management software is free for 45 days with every module unlocked: the PMS, the guest request queue, staff, expenses and reports. There is no card to give, and we set it up with your own rooms and prices.
After 45 days the PMS is part of the Pro plan at ₹4,999 per property a month (up to 80 units) — or you stop, and nothing is deleted: the account becomes read-only until billing is active.
What you can run in the 45 days
- Reservations and a room rack that refuses double bookings.
- Rooms, room types and rate plans, with a price for any night — seasonal and per date.
- Check-in with the guest’s ID document held as an image in a private store (Aadhaar shown masked), not just its number.
- A folio — the bill — that opens at check-in, with any payment on arrival recorded as a deposit.
- Check-out that settles: the room nights post themselves when the screen opens, a discount needs a reason, and a balance can stay open instead of being hidden.
- Payments recorded by method — cash, UPI, card or bank transfer — and GST invoices whose preview matches the invoice that is issued.
- Night audit that closes the business day, and a list of nights nobody billed, with “bill it” or “write it off with a reason”.
- A housekeeping board with a status per room, guest profiles, lost and found, and the police register and Form C for foreign nationals.
- Guest requests from a QR sticker in the room — no app and no login for the guest — each with one owner and a clock.

- One flat price per property a month — no per-guest fees, no usage meters and no setup fee.
- Annual prepay: pay for 10 months, get 12.
- You pay by bank transfer or UPI against a monthly or annual invoice. There is no card payment inside the product.
- Cancel any time; it ends at the end of the month.
What it does not do
Said plainly, before you start
- Booking page: bookings are pay-at-the-property. There is no card payment / payment gateway (that needs the property's own Razorpay/PayU/Cashfree account and KYC).
- Channel manager: two-way iCal calendar sync with Airbnb and Booking.com, a commission register and a parity sheet. It does NOT push rates or inventory into MakeMyTrip, Goibibo or Agoda (that needs a signed connectivity agreement with each).
- Guest messaging: templates, a due-list and one-tap WhatsApp/SMS/email links. It does NOT send messages automatically (that needs WhatsApp Business API templates or DLT registration for SMS).
- No card or UPI terminal integration, no payment gateway.
- Multi-property: each property is separate; there is no single screen that adds every property together yet (you switch between them).
- Police register and Form C / Form III: Nivasik keeps the register and the details; it does not submit Form III to the Bureau of Immigration portal itself (the property files it, within 24 hours of arrival and of departure).
- There is no app in Apple’s store or on Google Play yet: the Android app installs from nivasik.com, and on an iPhone you add Nivasik to the Home Screen from Safari.

There are ways to do this without paying anybody. Each is worth knowing, and each has a cost that is not on a price list.
A notebook and a calculator
Costs almost nothing and works in a power cut. What it costs is time: every total is added by hand, nobody away from the desk can see it, and an entry can be changed later with nothing to show it was.
A spreadsheet
Free, flexible, and good for a list one person keeps. It struggles when three people edit it on three phones, when a formula is typed over, or when you need to know what it said last Tuesday.
Open-source software
Free to licence, and some of it is good. You run it yourself: the server, installing it, updates, backups and security are yours, and Indian GST invoices, Form C or a khata usually need adapting.
A WhatsApp group
Free and already on every phone, which is why so many small businesses run on one. Messages scroll away, nobody owns a request, and there is no clock and no total at the end of the day.
The booking sites’ own dashboards
Free, and fine for the bookings that came through that site. They do not know about your walk-ins, your bills, your housekeeping or your staff, and each site shows only its own share of the house.

Questions people ask
Is there free hotel management software?
There are ways to run a hotel without paying for software: spreadsheets, open-source systems you host yourself, and the booking sites’ own dashboards for their own bookings. Nivasik is a paid PMS you can use in full, free, for 45 days, with the setup done for you; after that the PMS is ₹4,999 per property a month.
Is the whole PMS included in the trial?
Yes. Every module is unlocked from day one — reservations, front desk, folios, GST invoices, night audit, housekeeping, staff, expenses and reports. It is the paid product, not a cut-down edition.
What happens to my bookings and bills after 45 days?
Nothing is deleted. If you have not chosen a plan, the account becomes read-only — every booking and bill still there to read — and write access comes back as soon as billing is active.
Do I need to install anything?
No. Nivasik runs in any browser on a phone, tablet or computer. There is an Android app you can download from nivasik.com, and on an iPhone you add it to the Home Screen from Safari.
Can you move my rooms over from Excel?
Yes. An existing room list in Excel can be imported, and we do the setup with you: rooms, rate types and prices, staff, and the QR codes to print.
