Nivasik lets a homestay or guest house run its bookings, check-ins, bills and guest requests from a phone: a room rack that refuses double bookings, the guest’s ID document kept properly, a bill and a GST invoice when someone asks for one, and a QR sticker in each room for requests. Calendar sync with Airbnb and Booking.com and a pay-at-property booking page come with the Group plan.

Run from a phone
A homestay is run between other things: breakfast, the market, a guest who needs directions. So everything works on a phone — in the browser, or in the Android app, which opens instantly from the phone itself. On an iPhone, the property’s link opens in Safari and sits on the home screen like an app.
Help gets its own login with only the screens you tick: the person who cleans sees the housekeeping board and housekeeping requests, not the bookings or the money. And the interface switches to Hindi with one tap on any phone, while guests’ names and room numbers stay exactly as they were typed.
Guest messages, honestly
Guest messaging keeps templates — the welcome, the directions, the thank-you — and a list of who is due one today. Sending is one tap that opens WhatsApp, SMS or email with the message already written, addressed to the right guest, and the send is logged.
It does not send by itself. Automatic sending needs a WhatsApp Business API account with Meta-approved templates, or DLT registration for SMS — accounts only the property can open. Until then, one tap per message is the honest version.
A homestay day
- Morning — two departures settle: the nights post themselves, and a GST invoice is issued for the guest travelling on business.
- Noon — directions go to the evening’s arrival with one tap from the due list.
- Afternoon — the rooms are turned and marked clean from the housekeeper’s phone.
- Evening — a family of four checks in: IDs photographed, the folio opened, a deposit taken.
- Night — a guest scans the room’s QR for an extra blanket; the request reaches whoever is on duty.

Not included, said plainly
- No online payment: the booking page is pay-at-the-property, and a payment gateway would need your own Razorpay, PayU or Cashfree account.
- Calendar sync is Airbnb and Booking.com through iCal, read on a schedule rather than instantly; no other travel site is connected.
- Messages are one tap each, never automatic.
- The screens need the internet; nothing is written while offline.
- For a foreign guest, you submit Form III on the government portal yourself; Nivasik keeps the details ready and the register complete.
What it costs
Core at ₹2,999 per property a month gives requests by QR, rooms and staff; Pro at ₹4,999 adds bookings, check-in, bills, GST invoices, housekeeping and guest messaging. The booking page and calendar sync come with Group at ₹2,499 per property from three properties. There is no setup fee, and we load your rooms and prices.
Questions people ask
Is there software for a small homestay of four or five rooms?
Yes. Nivasik is priced per property, not per room, so a small homestay pays the same flat price as a bigger one on the same plan and uses what it needs.
Can it sync with Airbnb and Booking.com?
Yes, through two-way iCal calendar links, on the Group plan. Dates move both ways; prices do not, and the feeds are read on a schedule rather than instantly.
Can guests book directly and pay online?
They can book directly on the booking page, but they pay at the property: no payment gateway is connected.
Do I need a GST invoice for homestay guests?
That depends on your registration and your guest, and is a question for your accountant. If you do issue one, Nivasik builds it from the bill with consecutive numbers and CGST and SGST or IGST.
Can I manage it all from my phone?
Yes. Everything runs in a phone’s browser or the Android app, and on an iPhone from Safari on the home screen.
